• "Murni" / "we" / "us" / "our" refers to the residential services operation at Persiaran Bukit Tinggi 2, Bandar Bukit Tinggi, 41200 Klang, Selangor.
• "You" / "User" / "Client" refers to any individual who uses this website or engages our services.
• "Service" refers to any of the residential search, relocation coordination, or Signature Residence offerings described on this website.
• "Agreement" refers to a written service engagement confirmed between Murni and the Client.
• "Content" refers to all text, images, descriptions, and materials on this website.
• "Website" refers to the site accessible at murnimy.site.

By accessing this website or contacting Murni to discuss a service, you confirm that you are at least 18 years of age and have the legal capacity to enter into agreements in Malaysia. Use of the site by individuals under 18 years is not permitted.

If you are acting on behalf of a company or organisation, you confirm that you have authority to bind that entity to these terms.

Murni provides three residential services for clients seeking accommodation in Klang and Bandar Bukit Tinggi, Selangor:

• — Klang & Bandar Bukit Tinggi Residence Search (RM 2,310) — A pre-screened residential search for individuals and couples.
• — Family Relocation & Tenancy Coordination (RM 4,800) — Coordinated relocation support for families, including lease review and move-in coordination.
• — Signature Klang Residence Programme (RM 9,550) — A relationship-led service for the upper tier of Klang's rental market, including private viewings and continuing concierge attention.

Services are available to clients intending to reside in Malaysia. We do not represent ourselves as real estate agents for property sale transactions. All rental guidance is provided in an advisory capacity.

An enquiry submitted through our website does not constitute a service agreement. A service engagement begins only when both parties have confirmed the scope in writing and any required deposit has been received.

You are responsible for ensuring that information you provide to us — regarding your requirements, family size, preferred district, or tenancy history — is accurate. Inaccurate information may affect the suitability of recommendations we make.

When using this website or working with our team, you agree to:

Service fees are payable in Malaysian Ringgit (MYR). Pricing is as stated on our Solutions page at the time of engagement. We accept payment by bank transfer or other methods confirmed during onboarding.

A deposit may be required to commence certain services. The balance is typically due at the conclusion of the service or at milestones confirmed in writing. Fees are non-refundable once work has commenced, except where Murni is unable to deliver the agreed scope for reasons within our control.

Prices shown on this website are subject to review. The fee applicable to your engagement will be confirmed in writing before work begins.

Residence Search: We conduct a pre-screened search based on the criteria you provide. The service includes property pre-visits and honest impressions prior to any arranged viewing. We cannot commit to specific outcomes, as residence availability is subject to market conditions.

Family Relocation & Tenancy Coordination: Lease review is conducted for informational purposes to assist your understanding. We are not practising lawyers, and our review does not constitute legal advice. We recommend independent legal counsel for any tenancy agreement before signing.

Signature Klang Residence Programme: This programme includes continued concierge access during your residency. Concierge support is available during our standard operating hours and may be subject to fair use. Extraordinary requests outside the agreed scope may attract additional fees discussed in advance.

Our services are provided on the basis of professional experience and local knowledge. We do not commit to any specific residential outcome, rental price, or availability. Property market conditions in Klang and Bandar Bukit Tinggi, like all markets, are subject to change.

Information on this website is provided in good faith but may not reflect the very latest market conditions. It should not be treated as a substitute for independent professional advice relevant to your circumstances.

To the fullest extent permitted by Malaysian law, Murni's liability arising from any service engagement is limited to the fee paid for that specific service. We are not liable for indirect, consequential, or incidental losses including loss of profit, loss of opportunity, or losses arising from reliance on information provided in an advisory capacity.

We are not liable for delays or failures caused by circumstances outside our reasonable control, including property owner decisions, regulatory changes, or force majeure events.

You agree to indemnify and hold Murni and its team members harmless from any claims, losses, or expenses (including reasonable legal costs) arising from your breach of these terms, your misuse of our services, or inaccurate information you have provided to us.

Either party may end a service engagement by written notice. Where work has commenced, fees for completed portions of the service remain payable. Murni reserves the right to discontinue a service engagement if a client provides materially false information or behaves in a manner that makes continuation impractical.

Clauses that by their nature should survive termination — including payment obligations, intellectual property rights, disclaimers, and limitations of liability — remain in effect after the engagement ends.

These terms are governed by the laws of Malaysia. Both parties agree to first attempt to resolve any dispute through direct discussion in good faith. If a resolution cannot be reached informally within 30 days, the matter may be referred to mediation or the appropriate courts in Selangor.

These terms represent the entire understanding between you and Murni regarding the subject matter contained here, superseding any prior discussions. If any provision is found unenforceable, the remainder of the terms continues in full effect. A failure to enforce any provision is not a waiver of the right to do so later. These terms may not be assigned by you without our written consent.

We may revise these terms from time to time. The "Last updated" date at the top of this page will reflect any changes. Continued use of this website or our services after a revision constitutes your acceptance of the updated terms. Where changes are material, we will endeavour to communicate them via email where we hold a current address for you.
